By booking an inspection, paying an invoice, or otherwise engaging SewerScopeInspectionMN ("we", "us", "SewerScopeMN") to perform a service, you ("you", "client") agree to these Terms of Service. If you don't agree, please don't book.
We perform visual sewer-lateral inspections, full home inspections, radon testing, mold air-quality sampling, and water-quality testing in Minnesota. We document what is visible and reachable at the time of inspection using industry-standard tools (sewer scope camera, thermal imager, calibrated radon monitor, etc.). We are an independent inspection firm. We do not perform repairs and we have no financial interest in any repair contractor — that is the core of our value proposition.
Bookings are confirmed once you receive a written confirmation email. You may reschedule or cancel free of charge up to 24 hours before the scheduled appointment. Cancellations within 24 hours may be subject to a fee equal to 50% of the booked service to cover allocated route time. Rescheduling within 24 hours is honored without penalty when capacity permits.
Payment is due upon delivery of the report unless other arrangements are made in writing in advance. We accept major credit cards, ACH, and (for closing-driven inspections) hold at title. Unpaid invoices past 30 days accrue 1.5% monthly interest as permitted by Minnesota law.
Our maximum aggregate liability for any claim arising out of or related to a service is limited to the fee paid for that service. We are not liable for indirect, incidental, consequential, special, or punitive damages. This limitation applies regardless of the legal theory (contract, tort, statute, or otherwise) and survives termination of our engagement. Nothing in these Terms limits liability that cannot be limited under Minnesota law.
An inspection is a visual, non-invasive snapshot at a single moment in time. Findings reflect conditions as observed during the inspection. Concealed defects, defects behind finished surfaces, defects beyond the reach of the camera, and defects that develop after the inspection are outside the scope of the report. A clean report is not a warranty of future performance. We strongly recommend periodic follow-up scopes — especially in MN housing built before 1972.

These Terms are governed by the laws of the State of Minnesota without regard to its conflict-of-laws principles. Venue for any dispute lies in Hennepin County, Minnesota.
If something goes wrong, contact us first — most disputes resolve with a phone call. If we can't resolve it directly within 30 days, the parties agree to attempt mediation in Minneapolis, MN before any litigation. The prevailing party in any action is entitled to reasonable attorneys' fees and costs.
We may update these Terms periodically. The "Last updated" date reflects the most recent revision. Material changes will be communicated to clients with active engagements. Continued use of our services constitutes acceptance of the current Terms.
